Most buyers will look to a Realtor to help them find their dream home and that Realtor will look in just one place...the multiple listings. Now, your first task is to choose your listing agent. This also isn't as easy as it sounds. Don't just choose the first person who answers the phone, or the one who works for the largest real estate company, or the one your mother goes to church with. These aren't the ways you'd choose a mate, or a friend, are they? You want a skilled agent, who knows the job. Meet several, on your own turf, and spend some time interviewing each one, just like any other potential employee. Let them know they don't automatically get the job, just because they saw you first, or because they dress for success, or because they work for the biggest company, or drive the biggest car. Your agent is going to have a huge influence on the success of your sale, so choose one who has experience; who knows the job, the laws, the market, the mortgage lenders, the area, the city, the county, and even your neighborhood. Choose someone who has some knowledge of the building trades, maybe even the builder of your home, the building codes, what it costs to replace all the windows, or the roof, or remodel the kitchen, or new carpet, vinyl, tile, what it takes to fix a leaky faucet, but especially the things about your home that may be important to the task of getting it sold and closed. Choose an agent that understands the entire process of selling AND buying. You don't want just a listing agent, you want an agent that also works with buyers; someone who knows what buyers are looking for and at. Your agent will interact with everyone involved with the sale of your house, including the buyer's mortgage lender, your escrow agent, the home inspector, and anybody involved with repairs or improvements to your property, if the sale hinges on any. Any lack of skill and understanding in any one of these areas can have disasterous results for YOU. Your agent must know all of the pitfalls that you must avoid, in order to stay out of court after the sale. Choose an agent that cares about your sanity, throughout this harrowing process. Choose an agent that you can TRUST! You have innumerable and perhaps unknown as yet, decisions and choices to make, so pick an agent that understands what you want and whose goal is for YOU to ultimately be happy when your home is sold.. Many agents and brokers seem to forget that they WILL get a paycheck when the sale closes, so all they need to do properly market your property, advise you of progress, present you with your options, should you need to change strategy, answer your questions, and even give answers to the questions you haven't asked, but will, or should. You and your agent must communicate with and understand each other. Your agent must also help you find all the short cuts and possibilities that you may not know to look for and the ones to watch out for and avoid. In other words, your agent must care about YOU! Finally, choose an agent that is a good fit. Your agent will spend a lot of time with you, your family, and maybe even your friends. Get one that feels good to be with. Again, remember this: the best agent might be found anywhere. From a big company, or a small company; driving the nicest car, or the most common; dressed in formal attire, or alarmingly informal; really outgoing, truly charismatic, quiet, or even shy; the first one you meet, or the last one, none of these things make the right agent. Find a good fit for you and your family, someone who you can TRUST; who cares about getting what YOU want, and someone who has enough experience to understand the entire process, from beginning to end!
