HELPING OUR CLIENTS BUY and SELL REAL ESTATE in Vancouver, Clark County, Southwest Washington and the Portland Metro areas for
over 20 years, we have been helping and enabling our customers to make smart
investment decisions, and so much more! Whether you are selling your home or property,
buying that first home, investing in rental property, or vacant land, developing
land, or building your dream home, we have the knowledge and experience
to help you make intelligent and well informed decisions. MAKING YOU SUCCESSFUL is what we believe will result in our success. Through your referrals to family, friends, and business associates we will realize our greatest rewards. That is precisely why we will focus on advising you of ALL your options, as well as the pros and cons related to each, in order to help you to choose the best possible property to meet YOUR GOALS for today and for the future. There are a lot of choices and we want to help you make the best ones. We want you to find the property that’s right for you. We’ll ask a lot of questions, you’ll tell us volumes. We’ll show you as many options as you want. We might even show you more options than you want. That’s good too. When you've found just the right thing for you, then we’ve done our job. SELECTING THE RIGHT AGENT OR CONTRACTOR can be pivotal in your achieving goals and ultimate financial success. We can provide you with some of the best in the business. To discuss your plans, meet with a contractor, or to talk with a real estate counselor, call me personally. When you decide that you want to buy, sell, or build a home, rental, or other investment property, the first decision you'll make is choosing an agent. Don't just choose the first person who answers the phone, or the one who works for the largest real estate company, or the one your mother goes to church with. These aren't the ways you'd choose a mate, are they? Meet several, on your own turf, and spend some time interviewing each one, just like any other potential employee. Let them know they don't automatically get the job, just because they saw you first, or because they dress for success, or drive the biggest car. Your agent is going to have a huge influence on the success of your purchase, so choose one who has experience; who knows the job, the laws, the market, the mortgage lenders, the builders, the area, the city, the county, the neighborhoods, and maybe even the neighbors. Choose someone who has some knowledge of the building trades, the building codes, what it costs to replace all the windows, or the roof, or remodel the kitchen, or new carpet, vinyl, tile, or simply what it takes to fix a leaky faucet. Choose an agent that understands the entire process of buying. Your agent will interact with everyone involved with your purchase, including your mortgage lender, your escrow agent, your home inspector, and anybody involved with repairs or improvements to the property you buy. Any lack of skill and understanding in any one of these areas can have disasterous results for YOU. Choose an agent that cares about what YOU want. Choose an agent that you can TRUST! You have innumerable decisions and choices to make, so pick an agent that understands what you want and whose goal is for YOU to ultimately be happy with your choices. Many agents and brokers seem to forget that they WILL get a paycheck when the sale closes, so all they need to do is learn about you, learn from you, answer your questions, give answers to the questions you haven't asked, but will or should ask. An agent isn't selling you anything! You're buying. Your agent is your facilitator. The agent's actual job is to find it, and you can't find it, if you don't know what it is. You and your agent must communicate and understand each other. Your agent must also help you find all the things you don't know to look for and to watch out to avoid. In other words, your agent must care about YOU! Finally, choose an agent that is a good fit. Your agent will also spend a lot of time with you, your family, and maybe even your friends. Get one that feels good to be with. Again, remember this: the best agent might be found anywhere. From a big company, or a small company; driving the nicest car, or the most common; dressed in formal attire, or alarmingly informal; really outgoing, truly charismatic, quiet, or even shy; the first one you meet, or the last one, none of these things makes the right agent. Find a good fit for you and your family, someone who you can TRUST; who cares about finding what YOU want, and someone who has enough experience to understand the entire process, from beginning to end! IF YOUR INTEREST IS PRE-OWNED HOMES, NEW CONSTRUCTION/ CUSTOM BUILT HOMES, OR VACANT LOTS & LAND, then you have a plethora of choices and options ahead of you to to consider. You may want all the help you can get. We want to help! However, only you know what looks good to you. Only you can decide how you feel about the atmosphere of a particular house and/or neighborhood, but we can help you with our knowledge of growth trends, neighborhood popularity, and other factors that will aid you in making the best choices. Are you looking for a home in a neighborhood that is already established; where you can see what you’re getting; where you can even meet the neighbors? Would you prefer a new development; a freshly built new house? How about having a home custom built to your desired needs and specifications? Maybe you’re even considering development property, residential acreage, or just a vacant lot for a future home, not quite yet materialized in your thinking. If you're be looking for a rental house, or other investment property, it can be a real advantage to you to have an agent that is also your property manager. Who better to help you decide what you next best investment property should be, than the property manager who will be managing it after the sale! There are a lot of choices. We want to help you make the best ones. LOOKING FOR COMMERCIAL REAL ESTATE? If you own a business, you should consider an investment in commercial real estate a valuable part of your long term business plans and goals! Property zoned for business use is considered commercial real estate, and in most cases, this will be the most expensive type of real estate in any given market. Every city, county and state will have many different types of zoning to regulate the types of business allowed in any given location. Make sure that your broker knows commercial real estate well enough to find the exact zoning which will allow the kind of business you have, before you start your search for a place to locate it. Or if you have a parcel of land which has a commercial zoning designation, be sure to find out all the types of businesses and/or buildings which will be allowed there, before you start any improvement plans. J.R. PROPERTIES can and will help you with every aspect of buying and selling commercial real estate, too. RENTAL MANAGEMENT is the cornerstone of J.R. PROPERTIES. We’ve been doing this for over 20 years, so we have the experience to do it with the least possible risk to you and your investment. The most important aspect of managing rentals is in selecting the best tenants. We focus on how confident we are that the applicant will: 1.) Pay the rent every month on time and, 2.) Take the best care of your property. Your next tenant will be evaluated with these parameters in mind and paramount to our selection. Everything else will be considered virtually irrelevant. Being a good property manager requires superior balancing skills. Your next tenant is going to be very important for your future. They’ll also need to know that their needs are important to us. So, we’ll strive to make them satisfied customers, as well. As your agents, we are committed to looking out for your best interests first. That will sometimes be manifested in our looking out for your tenants’ interests also. If you're looking for rental property, you'll want something that will attract the best tenants, rent as quickly as possible, and command the highest rents. Rental investment should be considered a long term investment. When to add to your portfolio and when to liquidate are a matter of timing. We know this local market intimately, as well as keep up to date with what’s happening nationally. There are a lot of choices. We want to help you make the best ones.
